Two Reasons a House Won’t Sell – and What to Do About It.

Getting down to business today, let’s talk about the big question: “Why won’t a house sell?”

My belief is there are only two reason a house won’t sell: It is ugly or it is priced wrong.

No one wants to hear their house is unattractive, so this is a tough spot to be in. However, if a house has been on the market for 6+ months with no activity and no offers, making small changes will have such a great impact on a sale and help the sellers move on. This doesn’t mean sellers have to go crazy with a makeover and upgrades…Do the steps that make the most economical sense.

Here are a few cost effective changes to consider:

1. Change the knobs. It is a time consuming but inexpensive effort. However, the change can have a dramatic effect to the look of an outdated kitchen and bathroom.

2. Replace the counter tops instead of the entire kitchen. Granite counter tops or a comparable material is miles above laminate.

3. Upgrade to stainless steel. Stainless steel appliances will go a very long way, and there are tons of great deals out there. Ask about purchasing the floor models, but be sure to check scratches, dents and a “used” looking quality before making a purchase.

I hope this helps. It is a hard pill to swallow and somewhat of a reality check, but there is so many benefits for a homeowner to make these upgrades and get their home sold.
